Management

The team is led by Pat Vaughn, President and Chief Operating Officer. Administration, accounting and acquisitions functions are shared between GF Properties Group and GF Development Group. Candelas, Oceanside, and Spire are managed by the venture partners. Biographies for key personnel are listed below.

Patrick Vaughn, President, GF Properties Group and GF Development Group, directs the real estate investment and land/development companies of the Growth Fund. He has been directly involved in master planned community development and management for over 25 years. Previously, Pat was Mountain Region Manager for Terrabrook, the largest developer of master planned communities in the United States at that time. His responsibilities included managing local project teams in Denver, Phoenix, Salt Lake City and Southern California in charge of ten planned communities. Prior to his time at Terrabrook, Pat also served as the President of Park Land Company, a Denver based commercial and planned community developer. Pat holds a BS degree in Geophysics from the University of Arkansas.

Mark Mitchell, Vice President, Strategic Planning & Finance, is responsible for real estate acquisitions for the Growth Fund. He has been involved in real estate development, investment, and asset management activities for over 27 years. He previously served as General Manager of several large master-planned communities in Colorado, Florida, and Michigan. Mark has a particular expertise in resort communities and served as CEO of Grand Traverse Resort, one of the largest resort master-planned communities in the Midwest. Mark is also a founding partner of Terrace Communities, a senior housing company that currently owns and operates assisted living facilities in Florida, Vermont, and New Hampshire. Mark earned BA and MPA degrees from the University of Denver.

Justin Roberts, Asset Manager, is responsible for the management of several of the Growth Fund’s real estate investments located in the western US with asset types ranging from mixed use development to master planned communities to high rise residential. Justin is also involved in the execution of new real estate investment opportunities. Justin was employed by AIG Global Real Estate and was responsible for equity investment, direct acquisition and asset management of a large portfolio of multifamily real estate. Prior to working with AIGGRE, Justin worked for UDR Inc., a national multifamily real estate investment trust where he was responsible for the acquisition, development, and management of several thousand apartments. Justin has a MS degree in Real Estate and Construction Management from the University of Denver (Daniels), a JD degree from William & Mary (Marshall-Wythe), and a BA degree in Law and Society from the University of California at Santa Barbara.

Tim Zink, General Manager, Three Springs, joined the Growth Fund to assist in the development of new business enterprises. Tim has been involved in the early organization and operations of several of the Growth Fund’s business enterprises. He gained his experience with startup companies while working for OptiMark Technologies, Inc., a technology company that invented an electronic trading system for US equities focused on buy-side firm needs. While at OptiMark, Tim orchestrated the creation of accounting systems for seven newly formed companies. He managed the four-year entitlement process and USACOE Wetlands permits for Three Springs, the Growth Fund’s master planned community in Durango, Colorado. Tim has a BS degree in Accounting from Fort Lewis College in Durango, Colorado.

Michael Parker, Controller, GF Development Group, LLC and GF Properties Group, LLC, is responsible for directing the accounting functions of the GF Development Group. This includes managing accounting personnel, maintaining accounting policies, controls and procedures, and providing timely and accurate reporting for all entities. Michael provides operational and financial reviews for each entity, presents financial reports, assists in the preparation of annual budgets, and interfaces with the external accountants. He has over 25 years of experience in the management and accounting of residential developments and home building operations. Previously, Michael served as a Division President of Richmond American Homes and Corporate Vice President of Finance with oversight for all Divisions. In addition, he has strong operational management experience with DR Horton, Inc. and Del Webb Corporation. Michael is a CPA and holds a BS degree in Business Administration Accounting from California State University Fresno.

Kirstin McMullen, Assistant Controller, GF Development Group, LLC and GF Properties Group, LLC, has over 15 years experience in financial management. In recent years, Kirstin assisted in launching 7 US commercial real estate funds that successfully syndicated in Germany, averaging $100 million each, in her position as a senior member of Finance at a US private equity firm with $13 billion of funds under management. In 1996, Kirstin was transferred to New York from Australia by Bovis Lend Lease Group, a global real estate firm. Kirstin earned her BA from the University of Technology, Sydney under a full scholarship program. Her post graduate studies include obtaining CPA Status and a Series 7 designation in securities and investments.

Patrick Morrissey, P.E., Land Development Manager, is responsible for managing the planning, engineering and development process associated with all GF Development projects. As a Professional Engineer, Patrick has over 13 years of expertise in areas that include general civil engineering design, construction engineering, and traffic and general land development project management. Patrick holds a BS degree in Engineering Science from Cal Poly State University.

Kurt Prinslow, Planning Manager, GF Development, has been involved with the planning and development of many major mixed use and retail projects including Southlands and Snake River Landing. He is responsible for the oversight of all planning for Three Springs, as well as other GF Development projects. He received a BLA from Kansas State University, and holds ASLA, APA and ULI professional memberships.
